Langtree launch further phase of speculative development in Rotherham

A high profile launch to Yorkshire industrial agents and dignitaries from across the region has recently been held to celebrate the completion of Langtree's second phase of speculative development of Vector 31 in Rotherham, South Yorkshire.
The second phase which forms part of a large industrial development, comprises 6 new industrial units totalling 8,500sq m (91,000 sq ft) ranging in size from 945 to 1,900 sq m (10,200 to 20,200 sq ft).
Glyn Turner, Senior Development Manager at Langtree, said: "Our ongoing confidence to fulfil demand from the South Yorkshire market for high quality, flexible space to suit industrial occupiers which can incorporate office facilities as well as production and distribution has been demonstrated by the second phase of speculative development at Vector 31."
The first phase of 3 units from 1,527 to 3,161 sq m (16,445 to 34,034 sq ft) was completed in November 2006 and was fully occupied within 12 months. Following the completion of the second phase the scheme now totals 15,100 sq m (163,000 sq ft) over an 15-acre site. This phase of the development has already attracted strong interest with a 1,782 sq m (19,180 sq ft) pre-sale to CCPI Ltd.
Vector 31 has been partially funded through a European Regional Development Fund (ERDF) contribution of £3.35 million through the Objective One Programme in South Yorkshire.
To celebrate the opening, all the project partners and guests gathered at the site to take part in a apache rally car competition and the highest scorer, Gareth Allen of Colliers CRE, won £500 worth of Red Letter Days Gift Experience Vouchers. Councillor Allan Jackson, The Mayor of Rotherham, who unveiled a plaque to commemorate the launch of Phase 2, also attended.
Councillor Allan Jackson, The Mayor of Rotherham, said: "This is an excellent addition to Rotherham's attractions to business and proof of Langtree's confidence in the borough as a business location. The council's regeneration arm, Rotherham Investment & Development Office, has worked closely with Langtree here and on other developments to help create settings and conditions to attract companies and quality jobs to the borough."
The industrial scheme at Vector 31 complements the Networkcentre, a workspace development of 9 units totalling 2,100 sq m (22,500 sq ft) based on the same site, which has been developed by Network Space, Langtree's joint venture with national regeneration agency English Partnerships.
