Langtree launches further phase in Wolverhampton

A high profile launch to West Midlands office, industrial agents and dignitaries from across the region has recently been held to celebrate the completion of Langtree's second phase of speculative development at Mercury Business Park in Wolverhampton, South Staffordshire.
The first phase comprised of three industrial units totalling 7,990 sq m (86,000 sq ft). Two units where pre-sold to local manufacturers Arthur Hough and Henry Squire & Sons Ltd, while the third unit was sold in July 2007 to Napier Investments.
Langtree has recently completed a second phase of industrial and office accommodation totalling 7,061 sq m (76,000 sq ft). The industrial element totals 4,924 sq m (53,000 sq ft) and is contained within two units, while the office scheme, branded Element Court, totals 2,137 sq m (23,000 sq ft), and comprises of 8 self contained office buildings ranging in size from 204 to 415 sq m (2,195 to 4,467 sq ft).
Kevin Arthur, Senior Development Manager at Langtree, said: "We have ongoing confidence that demand within the West Midlands market remains extremely strong. This has been demonstrated by the number of enquiries received to date, with two buildings under offer and high interest in the remaining space.
Following the completion of the second phase, development at Mercury Business Park now totals 15,050 sq m (162,000 sq ft) on the 23-acre site. The industrial element of the development has already attracted strong interest, including a pre-let to Lockley Stainless who have purchased a 2,994 sq m (32,225 sq ft) unit, while a number of occupier enquiries are circulating for the remaining 1,944 sq m (20,930 sq ft) unit.
Mercury has been developed in partnership with Advantage West Midlands, Black Country Consortium (BCC), and the local authorities of South Staffordshire and Wolverhampton.
Steve Holland, Head of Asset Management at Advantage West Midlands, said: "Mercury Business Park offers a rare combination of unconstrained land to deliver floorspace to occupiers' requirements, in a rich natural setting.
"As landowners, we were always confident that there would be significant private sector interest in a site of this quality and Langtree has done an excellent job of taking forward this part of the development."
Charles Roach, Head of Investmentat Black Country Consortium (BCC), said: "We are very pleased to see further expansion at this site generated from occupier interest at Hilton Cross. The investment from our European Fund three years ago has generated a much higher return in terms of attracting business and jobs to the area than we ever expected. This is very good news"
To celebrate the opening, guests gathered at the site to take part in a Virtual Golf competition and the ‘Closest to the pin' winner, Richard James-Moore of Lambert Smith Hampton, won a pair of tickets to The Open Championship in July 2008 at Royal Birkdale. Councillor Robert Cope from South Staffordshire Council, unveiled a plaque to commemorate the launch of Phase 2.

This second phase, incorporating a local stainless steel stockholder and quality office accommodation, will help to create additional jobs for the benefit of the area.
